    I have mineral interests along with my siblings located in SE1/4 of Section 4, and NW1/4 and SW1/4 of Section 13, all in Township 3 North, Range 59 West of the 6th P.M. I have been approached by landman expressing desire to lease our interests for 5 years. Just wondered if any activity going on in that area and if we should negotiate a better deal.

    We signed a lease in December with Mason Dixon operating for an unknown company T: 2N R: 58W. I found a well permit for Southwestern Energy for an Adams County location 10 miles straight south of us. Question what can we expect from a process should they decide to look our way? Knock on the door with a drilling rig in the front yard? Letter in the mail? This is all new for us. Thanks…

      Hi Ray,

      Typically when a company is interested in an area and they have researched that you have your mineral rights, they will send you either a standard company lease in the mail or a commitment letter with an offer of a bonus and royalty.

      If they are really hot for your minerals you might get a knock on the door. If they knock on your door then you know they are serious about leasing.

      I would of course recommend that you get legal representation before signing anything. Talk to you neighbors, organize, bargain as a group and you will get a better deal because you have more leverage. Just my 2 cents.

    I am curious about oil and gas leasing around T 6N R59W.

      Hi M Barnes,

      It looks like there has been a little activity recently last year. A seismic survey has been permitted for most all of that township and there have been some leases by Vectra Oil and Gas and Baseline Minerals and Upsrtream Innovations in many of the sections in that Township in July of 2011. It would appear from the COGCC website that 6 miles to the east there are horizontal drill programs for the Graneros and Niobrara Shale units going on. Once the seismic survey is completed, I would suspect that any remaning acreage will be acquired for lease. You can find leasing information online at the Morgan County Clerk and Recorder. Just enter your township, range and section, and the results will pop up.
